Traditional managers take 8–10% of your rent plus a leasing fee. DEX is a predictable flat fee per unit, billed every 6 months. No percentage skim, no surprise leasing charges.
Service runs in 6-month terms, billed upfront per unit. You can cancel anytime to stop the next renewal, but the current term is non-refundable. That's how we keep the flat fee roughly half of what a 10% manager costs.
Only when your unit is actually leased. The flat $999 fee (never more than 50% of one month's rent) is deducted from the first month's rent, so you never write a check. And if leasing takes longer than 45 days, the fee is waived entirely. Lease renewals are always free.
