Is DEX actually my property manager?

Yes. DEX runs day-to-day operations, from leasing and maintenance dispatch to rent collection, tenant communication, and reporting, backed by a human team for escalations.

How is the flat fee different from a normal PM?

Traditional managers take 8–10% of your rent plus a leasing fee. DEX is a predictable flat fee per unit, billed every 6 months. No percentage skim, no surprise leasing charges.

What's the commitment?

Service runs in 6-month terms, billed upfront per unit. You can cancel anytime to stop the next renewal, but the current term is non-refundable. That's how we keep the flat fee roughly half of what a 10% manager costs.

When do I pay the leasing fee?

Only when your unit is actually leased. The flat $999 fee (never more than 50% of one month's rent) is deducted from the first month's rent, so you never write a check. And if leasing takes longer than 45 days, the fee is waived entirely. Lease renewals are always free.

What if my tenant leaves early?

If a tenant we place leaves within the first 6 months, we re-lease your unit free with no new leasing fee. Combined with the 45-day leasing guarantee, vacancy risk sits with us, not you.

What do I still handle?

Ownership decisions: pricing approvals, big-ticket repairs, and anything requiring your sign-off. DEX handles the operational grind and surfaces what needs you.

Do you manage commercial properties?
